Every custom home has its own scope, but most projects fall into three general price tiers. Here’s how those ranges break down and what you can expect at each level.
Track & Entry Custom: $200–$300 per Sq Ft
This tier focuses on efficient layouts and durable, well-selected finishes. Expect open-concept living, LVP flooring, quartz countertops, and clean, simple trim profiles.
It’s a strong fit for homeowners who want the benefits of a custom build without overextending on finishes, while still working with an experienced Utah builder.
Mid-Range Custom: $300–$400 per Sq Ft
At this level, homes begin to incorporate more personalization and upgraded details. Floor plans expand, cabinetry and lighting become more design-driven, and finishes are more refined.
Common upgrades include walk-in pantries, tiled primary showers, and custom millwork features. This range offers a balance between customization and cost control.
Luxury Custom: $400–$500 per Sq Ft
This tier allows for fully customized design and higher-end materials throughout. Homes often include architectural details like exposed beams, specialty ceiling treatments, and built-in features.
You may also see secondary kitchens, spa-style primary suites, and integrated smart home systems. The focus here is on craftsmanship, detail, and long-term livability.
